EMI is the fixed monthly installment used to repay a loan over a chosen tenure.
Yes. Each EMI includes both principal repayment and interest charged by the lender.
Yes. The same EMI formula applies to most amortizing loans where interest is charged on the outstanding balance.
An Equated Monthly Installment (EMI) provides a predictable monthly repayment structure for term borrowing. This calculator applies the reducing-balance amortization method, which is the standard methodology employed across Indian retail banking for home loans, auto loans, and personal financing.
Each monthly installment is partitioned between interest on the remaining principal and principal amortization. During initial loan periods, a dominant fraction of each payment services interest. As the underlying principal diminishes, the interest charge shrinks, allowing an accelerating share of each EMI to extinguish principal.
Principal Amount: The net financing balance approved after deducting borrower down payments and promoter equity.
Interest Rate: Annual borrowing cost. On substantial tenures such as 20-year housing loans, a modest 0.50% interest reduction can preserve several lakhs of rupees in cumulative interest outflow.
Tenure Duration: Extending repayment years softens monthly cash-flow pressure by shrinking the monthly EMI, but significantly inflates cumulative lifetime interest costs.
Fixed vs. Floating Rates: This calculator assumes a constant interest rate throughout the selected term. Floating-rate loans are subject to periodic reset cycles linked to the RBI's repo rate or external benchmark lending rates (EBLR).
Ancillary Borrowing Costs: Statutory processing charges, administrative loan fees, property registration stamp duties, and mandatory credit insurance are excluded from basic mathematical EMI computations.
